Since our inception in 2015, we have purchased many homes that run the gamut. Everything from inherited homes, which are extremely dated and need a full overhaul, to homes that are too far gone and simply need to be torn down, and built new again. In most cases, we are buying homes because they have undeveloped potential, and for one reason or another the current owner isn’t able to invest the time, energy and money necessary to restore that property.
One of the benefits is that as professional renovators/builders, we aren’t scared of much. LK Advantage has acquired homes that have major structure issues, fire damage, termites, mold, major foundation problems, roof issues or need of other major repairs. Houses with these conditions scare most buyers, and most real estate agents don’t like listing them because they know such houses are hard to sell. We actually enjoy talking to sellers with these types of houses because we can see the house’s potential value after all the repairs are made and breathe new life back into them by renovating and improving the condition of the house.
Not all properties we acquire are in major disrepair. Many times, the home is simply dated and in need significant updating, both cosmetically as well as the major mechanics (electrical, plumbing, HVAC) also need to be replaced. Many homeowners do not have the resources necessary to take on such a large project. The bottom line is most people from which we buy, appreciate that there’s opportunity in their property, but they’d rather sell for a fair price and let us do the heavy lifting to restore the property.
